Scope of practice

Alexandra Arzayus carries out real estate promotion and marketing: prospecting and lead capture, publicizing projects, providing general information, coordinating communications and site visits, following up with prospects, and commercial and administrative support to developers. Article 1 of Decreto Ley 6 of July 8, 1999 expressly excludes promotion and similar activities from the definition of a real estate broker.

Alexandra Arzayus does not practice the profession of Real Estate Broker and does not perform, on her own account, any act requiring a license from the Real Estate Technical Board of the Ministry of Commerce and Industries. She takes no part in the negotiation or the closing of a purchase and receives no commission from the buyer. Acts of intermediation, negotiation and formalization that require a licensed broker are carried out by the licensed broker or by the sales department of the developer responsible for each transaction.

She may work alongside different developers, owners, licensed brokers and other professionals in the sector, as each transaction requires. Every transaction is subject to the conditions set by the owner, the developer or the responsible broker. The information published on this site is informational and promotional, and is subject to availability and to any changes in price or commercial terms those parties make.

Prices and yields

The yields shown are projections supplied by each developer. They are not a guarantee of return and do not constitute an investment offer. Actual yield depends on occupancy, management costs, applicable taxes and market conditions at the time of letting. Prices are stated in United States dollars, correspond to the lowest priced unit available at the time of publication, and are subject to change without notice by the developer.

Qualified Investor Visa

Information on the Qualified Investor Visa is provided for guidance only and does not constitute legal or immigration advice. The program is governed by Executive Decree 722 of 2020, amended by Executive Decree 193 of October 15, 2024. The US$300,000 real estate threshold applies until October 15, 2026, after which it rises to US$500,000. Requirements, amounts and deadlines may be changed by the competent authority. All filings must be made by an attorney licensed in the Republic of Panama.

Source of the information

The data in this study comes from the technical sheets and price lists supplied by each developer and was consolidated in September 2026. Renders are the developer's promotional material and may differ from the finished property. This site does not market property in Colombia; the reference to Colombia relates to prior professional experience.

Money laundering prevention

Real estate transactions in Panama are subject to Law 23 of April 27, 2015. The developer, the bank and the attorney involved will request due diligence documentation on the buyer's identity and the source of funds.
