Ten of these projects open the door to permanent residency
Panama's Qualified Investor Visa grants permanent residency through a qualifying real estate investment. Until October 15, 2026 the minimum amount is US$300,000; from that date it rises permanently to US$500,000.

How it works
Define the project and verify the amount
The investment must reach the current threshold and be in real property in Panama, free of liens.
Transfer the funds from abroad
The foreign origin of the funds must be documented. A Panamanian bank account is usually needed here.
Formalize the purchase before a notary
The deed is recorded at the Public Registry. The property must be held for five years.
File the immigration application
It is filed by a licensed attorney before the National Immigration Service.

The US$300,000 real estate threshold applies until October 15, 2026, after which it rises to US$500,000. Requirements, amounts and deadlines may be changed by the competent authority. All filings must be made by an attorney licensed in the Republic of Panama.
